Case Study: How We Saved a Penthouse From An Extreme Bed Bug Infestation

01
Aug, 2025

A luxury lifestyle doesn’t protect you from bed bugs. In fact, many of our most complex cases happen in upscale homes. This is one such story, of a high-level CEO in the Greater Toronto Area whose beautiful penthouse suite nearly fell victim to a bed bug outbreak. Thanks to his fast instincts and our proven bed bug protocols, disaster was avoided. But it was a close call, and a deeply personal one!

The Setup: A Prestigious Home with a Hidden Threat

The client, a successful entrepreneur with a penthouse in a luxury high-rise, lived alone but frequently hosted friends and associates. His space was spotless as his entire penthouse was regularly cleaned by a professional.

One weekend, he had a friend stay overnight in the guest bedroom. The next morning, after his guest left, the homeowner decided to clean up the room himself. This was something he rarely did as he would always call his cleaner to clean the room. But since the room was barely used, he figured it wasn’t worth the hassle.

As he began to make the bed and pull up the sheets, he noticed something strange. Tiny, reddish-brown insects clustered around the mattress seams and folds of the blanket. Bed bugs!

Emotional Fallout: A Panic Reaction

As soon as he saw the bed bigs, he freaked out. The client described his immediate response as “completely losing it.” Seeing bed bugs triggered a deep psychological reaction of panic, disgust, shock, and fear.

Without knowing what else to do, he clumped the bed sheets into a ball and rushed them out to his penthouse balcony, tossing them outside and locking the balcony door behind him. It was a desperate attempt to contain the threat, and in hindsight, his instincts weren’t far off.

Still shaken, he headed down straight to his building’s management office and explained what had happened. That’s when he was referred to us, Pest Solution Services.

Thorough Inspection

Within hours, we were on site for a detailed bed bug inspection. We started with the guest bedroom, carefully lifting the mattress, dismantling the bed frame, and checking along the baseboards, outlets, and upholstered furniture.

Key inspection steps we performed:

  • Visual examination using a flashlight and magnifying lens
  • Use of crack-and-crevice tools to access tight gaps
  • Bed frame disassembly to check internal joints and screw holes
  • Inspection of outlets and floorboards for possible harborages
  • Passive monitoring placement during the initial visit for tracking

We confirmed that the guest room had a moderate to high-level infestation. Fecal stains, cast skins, and live bed bugs were all present. But there was a silver lining: the infestation was still mostly isolated to the guest bedroom. The master suite, kitchen, and living room showed no signs of activity. At least not yet.

Had he waited a few more days or left it to the cleaning staff, bed bugs could have quietly and quickly spread across the penthouse.

Custom Bed Bug Treatment

Due to the severity of the infestation, we implemented a multi-stage treatment plan tailored to a high-end condo environment.

Step 1: Preparation

We walked the client through preparation steps:

  • Removing clutter and washable linens
  • Laundering and drying infested textiles on high heat
  • Vacuuming the entire room with HEPA-filtered vacuums
  • Isolating clean items in sealed plastic bins

Step 2: Targeted Treatment

Treatment involved multiple approaches:

  • Steam application on mattress seams, bed frames, and skirting
  • Mechanical treatment on furniture joints, baseboards, and behind wall fixtures
  • Bed encasements to trap any surviving bugs inside the mattress

Step 3: Monitoring & Prevention

To prevent spread and track any movement, we installed interceptor traps (a critical step that is often overlooked by pest control companies) :

  • Under all bed and couch legs
  • Inside the guest room and adjacent hallway
  • Specifically along the path the client took from the guest room to the balcony

The Crucial Discovery: What the Interceptors Told Us

During our follow-up visit, we inspected the entire penthouse including beds, couches, mattresses, baseboards and all furniture. We also inspected the interceptors, which led us to a critical finding.

Five bed bugs were caught in the hallway interceptors between the guest room and the balcony. This discovery revealed something that would have been extremely difficult to uncover without our custom techniques and unique follow-up methods. It told us that as the client rushed to isolate and discard the bedding on the balcony, several bed bugs were dislodged and fell along the way, leaving them stranded in the hallway.

This moment illustrated exactly why interceptor placement is so important! It’s not just for monitoring, but for containment.

If those bugs had made it into the hallway carpet, master bedroom, furniture, or HVAC system, it could have quickly turned into a much larger and more costly infestation. Bed bugs multiply extremely fast, and if not contained, the entire structure is at risk. In this scenario, the client’s entire penthouse, and even the condominium building itself would have been in jeopardy. Detecting and resolving the issue early was extremely critical to saving the client thousands of dollars, and his penthouse.

Results: Full Elimination, Full Satisfaction

After two follow-ups, we confirmed full eradication.

There was:

  • No more live activity
  • No more signs of eggs or skins
  • No further spread to other rooms
  • No bed bugs in any interceptors

The client was deeply relieved, not only because his penthouse was safe, but because we helped him navigate the emotional toll of the experience with discretion and empathy.

Why This Case Matters

This case serves as a textbook example of:

  • How fast bed bugs can escalate
  • The emotional and psychological impact they can have
  • Why early detection and expert response matters
  • How interceptors can prevent a catastrophe

Most importantly, it shows why it is important to work with entomologists and professionals, who don’t just “spray and pray,” but follow a science-based, human-first protocol. That’s the difference between companies that cost you thousands and those that actually solve the problem.

Need Help Now? Don’t Wait.

One of the main reasons why this bed bug infestation was only contained to one room and did not destroy the client’s entire penthouse, was because the client called us as soon as he noticed the problem. Had he waited even one more day, the outcome could have been much worse. Once called, our entomologist immediately employed customized techniques to support the client both emotionally and practically, ensuring the infestation was contained quickly and effectively.

If you’re dealing with bed bugs or even suspect them, take action immediately.
What saved this penthouse wasn’t luck—it was speed, science and strategy.
